We built our 1800 square foot house for $95,000.00.  Total cost per square foot is $52.

When we decided to build a barndominium style house, my husband and I wrote up a detailed budget on what we projected everything would cost. We put together a list of everything we could do ourselves and a list of what we would have to subcontract out.

We knew the more work we could do ourselves the more money we would save. For the projects we subcontracted out, for example the A/C work, we called at least 3 different companies and shopped around for the best quote.

I am going to break down our budget and how we were able to save as much money as we could throughout this project.

CONSTRUCTION BUDGET:

Work we contracted out:

  • Water to property: $7,500.00
  • Septic tank: $6,500.00
  • A/C: $5,500.00
  • Electric: $5,000.00 (we set all of the fixtures, outlets, and light switches ourselves)
  • Plumbing: 5,000.00
  • Slab/dirt work: $15,000.00
  • Building purchase: $12,500.00
  • Welder to put up steel building: $7,000.00
  • Sheetrock and insulation: $9,500.00
  • Tile work: 1,500.00
  • Fireplace: $800.00
  • Carpet in loft: $800.00

Work we did ourselves:

  • Framing: $2,000.00
  • Paint: $1,000.00
  • Appliances: $2,000.00
  • Doors: $500.00
  • Windows: $1,000.00
  • fixtures: $2,000.00
  • Cabinets: $2,000.00
  • Countertops: $2,000.00
  • Concrete floor stain: $1,500
  • Stairs: $800.00
  • Wrapping the steel beams: $300.00
  • Finishing out the fireplace: $500.00
  • Miscellaneous cost: $2,800 (This would include tools purchased, nails, caulk, etc…)

$95,000.00 is the final budget on what we spent on the house. When we first wrote up our budget we had it costing us $75,000.00.

We went over our budget because we ended up adding a loft halfway through framing the house. Another expense we did not plan on were granite countertops. I tried concrete overlay and it did not work. I will be dedicating an entire post to what happened with that project later.

      1. Love your home! Did you happen to look into the cost compared to a traditional stick-built home? We have our plans already and are trying to decide if it’s a lot or only a little cheaper going with the metal system. Any info you could provide would be appreciated!

      2. When we built in 2016 it was way cheaper for us per sq ft to build a metal building home. Mainly because we did most of the work ourselves. I’m not sure now with the cost of supplies what would be a better option.

  5. Hi! You are the first & only blog that I have ever subscribed to, so I am on a learning curve. Don’t do IG /FB as I simply do not have time. Stumbled on you via Pinterest, which I do use as my building idea scapbook. Is there a way to send you email that is not published all over the internet? We are hoping to start our building process soon. Very similar plan size & structure type. I am hoping you are generally in the same part of the country we are, as the costs can vary greatly depending on geographic. There are some expenses mentioned in your blog that I dont see in your budget breakdown, wondering if they were included in some of your other numbers? (ie; costs to get your plans drawn). Our property is very rural & finding reliable contractors w/ strong references is challenging. I have been taking care of my 94 yr old mother who has Parkinson’s, dementia, non ambulatory plus a few more issues, for the past 6.5 yrs, 350 miles from home, My hubby & I are desperate to get back to making a living ( we do artistic/functional woodcrafting), caring for my Mom, & being husband & wife living under the same roof.       2. Yes, you will need to get quotes from general contractors in your area. I would also check references to make sure they have good reviews as a contractor.

  6. Thank you for sharing your experience! We are in the planning process of building out retirement home and your plan is very similar to what I have drawn. I was wondering about the cost and you answered all my questions, We are planning to pay for ours with the sale of our current 26 year old home which thankfully has been paid for. Unfortunately my husband is not very mechanical, luckily I am but I won’t be able to do a lot of the things y’all did yourself. Will need to adjust for labor costs. Y’all did a beautiful job!

  16. Did the 12,500$ include all the beams, metal siding, and metal roofing? Would I just take plans to a steel company for a price?
